View Full Version : EOI Indoor Racing.
I'm working on a proposal to build a purposebuilt/permanent indoor clay track to run mini's, 1/10, 1/8, 1/5th buggies, truggies, M/T's and CORR's.
It's a huge task and before I get too carried away I need to know if I'll have the numbers to justify the outlay.
I have, in principal, RRC and MORBC approval, and am seeking WCMR and any Gasser drivers input and intention to use the track IF it goes ahead.
As I said to the nitro clubs this venue is NOT to take members from clubs, but to give clubs an alternative race venue when their main track is unuseable, or inconvenient.
Obviously this wont go ahead without support in numbers.

I'd be there in a flash, more tracks and options are good.
Plenty of people around will jump on board, More numbers will be had if it was a weeknight track rather than weekends like most gas stuff, which limits growth due to dad's have trouble getting weekend time to play with toy's with a wife and kid to keep entertained

The plan is that the 1/8 nitro will run on sunday, and the other classes will be run weeknights under lights and saturday will be up for grabs....
Remember the nitro clubs run alternate weekends and wont be using the track every weekend anyway.
The way I see it 1/10 can run one night, Nitro CORR next night, M/T's next etc.

I was looking in the Welshpool area because it pretty much central, but because of that its very expensive. ($140 000 p/a)
I have a few people with ears to the ground and I may have to go wherever I can get one at the right price.
Remember it'll have to be a 1000sqm plus warehouse. Honestly the bigger the better...
Love the idea of indoor offroad racing :) .....hmm nitro indoors, mite need to think about some big fans to mount on the roof to extract the nasty fumes

Count me in.... and prob a few of my mates.... could also perhaps do a hire and drive type of deal on the track to gain exposure... much like the go karts in oconner, to attract new people...
Yeah Dan. Need well ventilated one but was hoping to find an old boilermaking shed, with built in ventilation....

This sounds amazing would be keen to help for sure, if things progress pm me cos when it comes to soil I could most probably get it very very cheap. Trust me.
I can get sand for nothing, but we'll need the white clay, like they laid at Whiteman... Troy Wilson is the man to see for that..

Nice idea but unless you get a lot of support from people with a lot of spare cash I cant see it happening. A lot of people like to talk it up but they run away when it comes time to put up the cash. Have you done any sums on the start up cost for just the first year yet? Just a wild guess but you will need $200,000+ to get it up and running for the first year. Rent is one thing but running costs on a large building will also cost a heap eg power bills and insurance including the real killer, Public liability insurance which is normally ridiculous high theses days. I wish you luck and hope you find the money/support you need.
$200 for the first year is very close to the initial number I came up with.
But I expect some 200 drivers so the return is there.
Unfortunately the return comes long after the money needs to be found.
It's going to be VERY hard but I'll give it my best shot.....

Maybe do up a business plan and funding costs and try getting a grant from lotto as they fund a lot of community projects and this could be sold as a great way to help WA youth and the big kids be involved in things over than crime and so on. Just an idea.
Its not going to be a community project though. It's going to be a private enterprise just to make it less complicated.
I'll have to approach businesses and convince them that the big walls provide worthwhile advertising for the 200 odd drivers...

Dags, you would be on a winner there mate. Would get lots of support from me and those I know. But whether that's enough to make it viable is up to your business plan.
Have discussed/dreamt of this sort of plan if I won Lotto and had a few hundred grand to throw around as Perth is crying out for this sort of facility. I would also aim it at non-racers as a place to do a few laps and have some fun on a weeknight as there is so much RC gear around that never gets used for want of a venue.
I would imagine $5-10 per race isn't going to cut it to make ends meet?

i've had a look around as well with the same idea.
canning vale has a fair bit for lease, but not much that big.
you may be able to get someone to build a place if they know it will be a simple build and they have a tenant, but your going to need to work a budget to get that.
maddington is quite cheap, but again i've not seen anything that big.
out of the sun in summer and rain in winter would be a big drawcard, and if you can get shops to advertise then it benefits the clubs as they get new members and keeps ppl in the sport which is good for the shops.
I was talking about 1000sqm but on RRC club days they run in an area less than 500sqm.
Perhaps 700/800 will be enough, and I MAY have to leave the 1/5th out of the equation. It would be hard enough to keep them happy on a track designed around 1/8 but the biggest issue would be marshalling. I can see someone getting hurt while marshalling them.

if you can get numbers and work out a business plan/model then its pretty easy to get a place built.
but then again if you find somewhere old then it could work out cheaper.
friday is a week night :p

Malaga - another place to check out.
The old Bunnings store in Malaga could work. It is also 2 min from Sik Hobbies, obvious sponsor right there. It's on the corner of Alexander Dr and Beach Rd. Very good exposure from both streets.
Also I'm keen to help anyway I can too.

had a chat with a local guy who owns our shop, the family basically owns half of kenwick maddington along the highway, but has some other stuff as well.
hes got a 1200 sqm place on warton road but its full of crap atm, but hes going to go see what they have that is empty.
i tried to direct him down the idea of hiring it, so if its not in use you don't pay. they have enough money to keep them going for a couple of lifetimes so he thought that was an ok idea.
hes still predicting a downturn in the commercial market so maybe some other stuff will turn up yet.
he just leased a 5000sqm place to range ford that been sitting empty for a year, that place would have been awesome. tons of parking, fast food places close, 5 mins from roe hwy.

Malaga is no good. It has to be more centralized, not to mention I live in Kwinana and since its going to be a 6 or 7 day business, Malaga is waaay too far from me.
It would basically need to turn over $2000pw, and thats just to pay the rent.
The problem is to earn that money I'll need to run it almost every night, and run every class I possibly can, to pull people in.
That also means the track needs to be more versatile, and since so much time needs to go into it, I'll have to quit my job and look after it fulltime or hire someone else to run it.
That means another $1500.
Catch 22 really. The more people that run, the more it's going to cost, so I need more people again.
The idea of hireing cars out to the public has knobs on it bigtime.
Unless I had 30 Slash's for hire, anything else would cost more in repairs than they would earn.
In case you haven't done the sums the basics are..... $10 per car run = 350 cars pw
$15 per car = 234 cars.
Anything above $15 and people wont come.....
Those numbers are just scraping in...., and if you want to put it in perspective, the 2 nitro offroad clubs only have 100 drivers per FORTNIGHT on average.
My plans are still alive, but they'll take a lot of carefull thinking.
